Stratford-upon-Avon has seen a healthy increase in house prices over the last year. According to the Office for National Statistics, the average house price in the town at the beginning of 2026 was £394,000. This is 3.9% up on January 2025. Not only is this great news for homeowners in Stratford, it's also bucking the regional trend. The increase across the whole of the West Midlands was only 2.4%.

What is it about Stratford-upon-Avon that's pushing prices so high? In this article we'll look at some of the reasons why the town might be experiencing such a surge and why now might be the right time for residents to consider a move.

What Makes Stratford-upon-Avon Special?

A high standard of living

The Sunday Times Best Places to Live Guide recently revealed its UK hotspots and Stratford-upon-Avon was featured as one of the top six towns in the Midlands. The list takes account of a range of factors, including housing, schools, community and culture, and is a good indication of why house prices are relatively high.

A rich cultural history

Stratford-upon-Avon is best known as the birthplace of one of the UK's most famous sons - William Shakespeare. The town has plenty on offer for culture vultures, including three theatres owned by the Royal Shakespeare Company. Stratford Literary Festival is an annual cultural highlight.

Beautiful architecture

There's an increasing demand in the UK for unusual and historic homes and Stratford has streets full of stunning Tudor architecture. Whatever your preference, there's a plethora of beautiful homes to choose from.

A great location

The scenery in and around the town is fabulous, and many of the homes, pubs and restaurants enjoy views over the river Avon. Although you may well never want to leave, the town is very well connected to other parts of the country too. You can even get to London by train in around two hours.

If you feel it's time to cash in

Knowing how much your house is worth can make you think about life in a new way. You might decide to take advantage of the higher prices and trade in for a smaller home. If you don't want to downsize, perhaps you could move to a cheaper area and get a lot more for your money?

Homeowners deciding to cash in have options. The traditional housing market is a popular route, but it's not without its challenges. Most notable is its unpredictability. Chains can fall through after months, sometimes years, making the process stressful for many. Time is also a factor. If you're looking for a quick sale, then an organisation that offers cash for homes is worth exploring.

Follow this pathway and you'll get a free offer in minutes, complete control over your completion date and a guaranteed sale. Some sellers have cash in the bank in less than a week.

If you stay local and enjoy the area, you can take some comfort in knowing the value of your home has increased. There's always the possibility of cashing in further down the line, as there's no doubt Stratford will attract new residents for many years to come.
